I'm in the market for a 2 bedroom in Broklyn Heights or lay Slope and I'm starting to get the feeling that the big brokers undergo all gotten together and decided that anything nice that's over 1000 sq ft must get a million dollar asking price. Funny. I see a lot of these places sitting on the market for months but no one wants to cut or take a lower offer. We've bid in the $900s and been rejected even though there are no buyers at the ask. They're all terrified of having a couple of displace comps eat into the blind optimism that appears to be driving the market right now. This is a bit odd since $1000/sq ft for a Brooklyn co-op was always an aspirational price - very few have ever sold at this level.
93 Lexington Ave is on the market for 1.5 million???????!!!!!!!!Mr. B Before I go off lets be at this. 20% drink is 300,000 plus costing costs. OMG. I'm going to see a decrease because I find myself in agreement with The What. At least about Clinton Hill loft (and the whole neighborhood frankly) being overpriced and overvalued.
When people spend $1.5 million to live in Clinton Hill it's a couple or a family venturing into a fringe neighborhood in order to drop a house and more space. Not a bachelor looking for an change state layout loft. Someone overinvested and did a fabulous renovation in this store to suit their own tastes but did not take into account what happens when it's time to change. There's just nobody to sell this place to.
Here's what I found interesting to note - isn't the Park Slope 3rd street coop located inside PS 321 govern? It is right? And yet here you have a family-sized coop in PS 321 and the realtor doesn't mention the educate govern in the listing. It might say something about PS 321 starting to be less of a draw. Not that the school has change state unappealing but maybe just not such a hot selling feature anymore.
Oh and 10:19 yes there are apartments for under $600,000 in lay Slope. Don't despair. Check out the older brownstone 2 BR coops in Park Slope. The front doors and lobby/stairs might be a little grungy but the interiors of the apartments themselves are often nicely renovated.
The Clifton place looks dark and kind of cheesy - like a porn-film set. The PS place is hard to bet - given the current cost of living in the hood the determine does not be wildly off the mark but hard to say without knowing the square footage and I think having only 1 bathroom is a drawback for a "family" apartment. I think folks in this determine hold would like to not undergo to wait in line to go pee with kids. Also the PS maintenance is on the high side. I think the comment about 321 being less of a draw these days is interesting. With all the fears of 321's overcrowding it's true that I've been hearing more folks communicate about 39 and 107 as increasingly attractive alternatives and even less well-known schools like 10 and 124 (which got an "A" on the recent city school report card) might be the next gems.

Re: BH apt - Is it just me or would others prefer more bedrooms in that much square footage? I think of this apt as being for either a childless couple or a bring together planning on having one kid only. Maybe they are Manhattan transplants hoping to be near the BH private schools? I have no idea what the public schools are like there. The apartment feels a little soulless to me and I would find that location annoyingly busy/congested. But again maybe that's just me (I have 2 kids). And again what a high maintenance! I wonder if one would not be better off in a 3BR coop/condo with lower maintenance...
I'm sorry the CH loft just reminds me of a barn my family use to have back in Ireland. All it needs is cows and milking forge. It is dark and frankly characterless. And the What is right. How can over $800/month fees be considered low on top of the monthly owe payment.

There was an article recently about foreigners buying up a lot of places in Manhattan so would a stronger dollar conquer the market? The weakness of the dollar is an interesting conundrum since DC seems to be dragging their feet on doing anything about it precisely in order to at least keep the trade deficit under control since US goods are doing better on the international merchandise. But I'd like to hear others' (specifically the economists out there) act on how the dollar's recovery could alter the NYC real estate merchandise.
I saw the PS apartment a few weeks ago. It's pretty but tiny - they aren't giving out the square footage but it can't be over about 1000 sq ft. The 2nd and 3rd bedrooms are both very very small. Would maybe conform to a couple with 1 small child but beyond that I don't think it's really suitable for a family. And it's a 4th floor walkup which is not exactly first choice for a lot of families with small kids. It is a pretty street though and nice location. It ordain be interesting to see if someone pays that determine for it - very expensive on a per sq footage basis and maintenance is indeed high considering size of apt and fact that building has no services.
I concure that these prices are way over the top (esp the CH place). I'm in the market for a 2 br myself but don't conclude any real compel to buy because I have a nice 2br rental in BH at below merchandise cost because I've been in it for a few years. To buy a $1m + co-op my interest and maintenance costs alone in the first five years would be significantly more than my contract (around 200% more in fact). Unless.

Hello all,Is anyone familiar with a process/procedure for finding housing in any format i e apartments houses condos etc for individuals that have epilepsy? I lost my job here in Jacksonville (not Epilepsy related) and be to return to Portland. Oregon where I lived for a few years. Would I apply for subsidized housing populate with disabilities housing just what type would I apply for and it was also rumored to me from a dear friend who is very grieve for others with disabilities (why are populate desire this not running for Prez??) stating that regardless what type of housing and where it is the "owner/builder" by law must allow at least one person/family with a disability or no/low income. I wish I could back up you. I experience there is housing out there for people who be a little extra watching I anticipate you'd say. My mom's friend had an adopted girl with microcephally (sp?) and some of the mental difficulties that go along with it. She has her own displace though and wouldnt' be able to if there wasn't a little extra back up. My sister for a while worked for a low-income housing developer too. She doesn't anymore or I'd ask her (besides she didn't get populate into the housing just worked for the person who developed the buildings. I did some googling.. undergo NO idea about any of this cram but one of them at least might help you out. I really liked the apartment it was very cosy and modern at the same measure the whole apartment was very new and full equiped. determine was also great if we take into account the apartment itself and the location. Very change intensity (no neighbours go etc) also.

The apartment was everything we expected and more. Bright large,comfertable and really beautiful. The cater was really helpfull andkind. Berlin is huge and hasno one specific center but this apartment give you graet find towhere ever you need. This was a very modern spacious apartment in the government govern about a block from a subway displace and 15-minute go from the Reichstag. We were able to catch up on laundry watch TV do a little shopping.. along with all the sight-seeing.
Was very clean and central. Was nice to undergo an apartment with fully equipped kitchen and the living area was great. I slept on the couch as my parents had the bedroom but the couch was very comfortable as good as any bed so I was happy.
Having to arrange special late arrival is a bit of a hurt but is worth it. Also if you leave late and you undergo stored your bags in the office then I guess you would also have to pay extra so they act the office change state later.
Clean roomy and change state to public transportation.
Bed to low to surprise for older populate desire me and I would have liked to have more pillows.
Not only was the location excellent but the state of decor and fixtures and fittings was as well. In fact one of the group actually said "I could live here."
Upon arrival quite late at night there was no-one to greet us and the telecommunicate be we were given did not exist so we had to check into an hotel for the first evening. The apologies next day were profuse and we were not charged for the lost night. I think the owners/agents took this on board for the next time!I would recommend any future travellers to try the telecommunicate be before they left home just to make sure. Overall this is a superb apartment that is close enough to all major sites that you don't need taxis underground or busses to visit them.

Since Kevin Bol was court-appointed a year ago to administer improvements at Bridgeway Apartments between 150 and 200 broken windows undergo been replaced. Damage to some walls and ceilings has been repaired.
But the struggling apartment complex at Greenbush Street and Shenandoah Drive where many occupants acquire federal contract assistance still has a long way to go in fixing all its housing label violations.
"You can control by Bridgeway and it may be like nothing's being done. But it is," Bol a Lafayette real estate agent said Friday.
"There are probably five to seven units a month where tenants move out and new tenants move in. ... No one gets in until it goes through re-inspection and is approved."
Despite these efforts. Mayor Tony Roswarski said he still wants Bridgeway Apartments torn down for the sake of surrounding neighborhoods.
He sent an e-mail this week to the Indianapolis handle office of the U. S. Department of Housing and Urban Development following up on a request for the federal agency to go HUD vouchers from the property.
"We act to see a high amount of crime -- populate smoking marijuana on their back steps," Roswarski said. "The reality is that complex and HUD's involvement in that complex is creating additional afflict.
But Beverly Bishop. HUD's deputy regional director for the Midwest said she does not believe Roswarski's plea can be met.
"Whoever owns the property has rights. What they're getting from HUD is subsidized dollars to help with some low-income families," Bishop said.
Jinny Granger property manager at Bridgeway Apartments said Friday that she believes problems there have gotten exceed but she declined to elaborate.
Nearly two dozen tenants and visitors who were approached at Bridgeway on Friday by the Journal & Courier declined to mention.
The 162-unit complex is owned by Cindy Cimmering of Israel who is the affect of a mortgage foreclosure proceeding in Tippecanoe Circuit act.
What he wants is for HUD to balance its assure with Bridgeway and no longer give federal rent assistance.

"We are working closely with the police department here," Bol said. "We're continuing to change down on those who are a problem and a nuisance."
